The information on the profile of Landlords and Tenancies presented in this Data Hub page is based on the tenancies registered with the Residential Tenancies Board at the end of each quarter (point in time) from Q2 2023 onwards.
In November 2021, the RTB launched a new online tenancy registration system. This enhanced tenancy management system facilitated the introduction of Annual Registration in April 2022, which required landlords to register every tenancy with the RTB every year. The RTB registration system now provides for greater verification of registration data at the point of registration. This includes strict verification of the Personal Public Service Number (PPSN) for individual landlords and the use of the Companies Registration Office (CRO) verification process for companies, as well as matching tenancies to Eircodes at the point of registration. These additional verification mechanisms provided by the introduction of the new tenancy management system and the requirement to register each tenancy each year have enhanced the accuracy and reliability of the information captured, ensuring a more comprehensive understanding of the profile of landlords and tenancies within the rental sector.
Previously a tenancy that had ended could have remained on the RTB register for up to six years if a landlord failed to notify the RTB that the tenancy had ended. The information extracted from the register from Q2 2023 onwards is based on data gathered through the annual registration process. All private and Approved Housing Body tenancy registrations have gone through new verification procedures that have been embedded into the registration process, which has resulted in the most accurate and up to date register.
The reduction in the number of tenancies registered and landlords associated with registered tenancies should not be attributed solely to landlords leaving the sector. The reduction should primarily be attributed to improved verification processes and the introduction of AR, which has removed inactive tenancies and duplicates from the register.
