1. I am a landlord 

To create your RTB online account as an individual landlord you will need the following information:  

Please note, first name, surname, PPSN and Date of Birth details for any individual, used when registering a tenancy must match the information on Department of Social Protection documents ( E.g,  Publics Services cards) 

To access the RTB online account system go to the www.rtb.ie homepage and click the green login button on the top right corner of the screen. Next click on ‘create individual account’ and fill in your full name, email address and password. Your new password must be at least 8 characters long with at least 1 of the following characters: uppercase letter, lowercase letter, number and a special character. Only the following special characters are accepted for passwords: ! @ # $ &  ; * -   

You will receive a verification link to the email address you have provided. Click on this link to continue with your account creation and follow the prompts to enter further details.   

You must provide your PPSN and date of birth to verify your identity.  

If you do not have a PPSN, you must upload an ID, passport, driving licence or a national ID card and a utility bill confirming your address is outside of the Republic of Ireland. Once these documents are verified by the RTB you will be assigned a unique NNL Identifier which can be found on the Edit Profile section of your Portal account. 

You are required to select your role when creating your RTB online account. You must select at least one role. Additional roles can also be added at any time.   

Next the RTB will verify your account and email you with a link to access your new RTB online account. Account verification will take up to two hours. For those without a PPSN it may take up to two business days to verify documentation such as a passport or driving licence.   

If there are any issues with verification, the RTB will contact you. You will be unable to register tenancies until such a time as your verification is successful.

2. I am a Company Landlord 

To create your RTB online account as a company you will need the following information:  

Is my organisation registered as either a company or a business? 

If you would like to confirm if your organisation is registered as a company or a business, please check out www.cro.ie 

You can search the name of your organisation here: https://core.cro.ie/ 

Please Note: 

Is your company registered outside the Republic of Ireland or another entity without a CRO Number?   If you are a Company or other entity, that does not have a CRO number, you can now create a RTB online account however your account will need to be verified by the RTB before you can proceed. This may include Companies registered outside the Republic of Ireland or other entities registered with the Central Bank, Charities Regulator, Pensions Authority etc.  You must upload supporting document(s) that the RTB will review to verify your Non-CRO Company Account. Once verified you will be assigned a unique Non-CRO Identifier which can be found on the Edit Company Profile section of your account.  

How do I create an online company account? 

To access the RTB online account system go to www.rtb.ie and click the green Login button at the top right of the screen. Under Step 1 – Create an account, click ‘Company Account’ and complete the name, email address and password fields. 

Your new password must be at least 8 characters long with at least 1 of the following characters: uppercase letter, lowercase letter, number and a special character. Only the following special characters are accepted for passwords: ! @ # $ &  ; * -   

You will receive a verification link to the email address you have provided. Click on this link to continue with your account creation.  

Next, you must select your company's CRO-C number from the CRO search field. If you cannot find it you will need to contact the Companies Registration Office.  If you do not have a CRO number, you must upload supporting document(s) that the RTB will review to verify your Non-CRO Company Account and assign you a unique Non-CRO Identifier.  

 

You must then select the company's role when using your RTB online account. You must select at least one role. Additional roles can also be added at any time, after you have created your account. Non- CRO companies are not able to operate as agents in Ireland and will therefore not be able to select this role.  

Next the RTB will verify the company details and send a PIN by post to the CRO registered company address. The PIN will be sent by email for a Non-CRO Company. This PIN is required to access your new RTB online account. It may take up to five business days to verify the company details and issue the PIN.  

If there are any issues with verification, the RTB will contact you. You will be unable to register tenancies until your account is verified.

3. I am an Agent 

To create your RTB online account as an individual agent you will need to provide the following mandatory information:

4. I am a Company Agent

To create your RTB online account as a company you will need the following information: 

  1. First name and last name of the person who will be managing the company’s RTB online account, known as the company admin.   
  2. The CRO-C number of the company. 
  3. An email address to access the company’s RTB online account.

Are you seeking to create a foreign company account or to register tenancies where the landlord is a company that is registered either with the Central Bank of Ireland, Northern Ireland or abroad?

5. I am a Receiver

If you are a Receiver, you will be creating an account as an individual and selecting ‘Receiver’ as your role. 

To create an account as an individual you will need the following information: 

  1. Your first name and last name. 
  2. A document on company headed paper confirming you are a receiver.
  3. An email address to access your account. 

To access the RTB online account system go to www.rtb.ie and click the green Login/Register button on the top right corner of the screen.

Next click to create an ‘Individual/Business Account’ and fill in your full name, email address and password. Your new password must be at least 8 characters long with at least 1 of the following characters: uppercase letter, lowercase letter, number and a special character. Only the following special characters are accepted for passwords: ! @ # $ &  ; * -  

You will receive a verification link to the email address you have provided. Click on this link to continue with your account creation and follow the prompts to enter further details. 

Select the box which says “I do not have a PPS Number” and upload a document as described above confirming you are a receiver to verify your identity.

You are required to select your role when creating your RTB online account. As a Receiver you will select ‘Receiver’ as your role. Additional roles can also be added at any time. 

Next the RTB will verify your account and email you with a link to access your new RTB online account. Verification of uploaded documentation can take up to two working days to complete. If there are any issues with verification, the RTB will contact you. Access to online services will be limited until your account is verified.

6. Approved Housing Bodies

As part of our bespoke service for all Approved Housing Bodies, the RTB will create your RTB online account. This service will also include linking your existing registrations to your new account. Please contact AHB@rtb.ie for full information and to receive your account login credentials.  

Once you have access to your RTB online account you can avail of our online services including registering tenancies, managing registrations, and creating operators on your account and assigning them tenancies.   

7. Student Specific Accommodation

The RTB online account system is not yet available for Student Specific Accommodation providers. If you have questions regarding registering Student this type of tenancy, please contact SSA@rtb. 

8. Customers using a Hotmail email address

Customers using a Hotmail email address will need to add the rtb.ie to their safe senders list in Hotmail to allow them to receive emails from @rtb.ie if that is the email address they use to set up their RTB online account. Click here to find out how to update your safe senders list in Hotmail.  

9. Eircode Requirement  

The RTB now require all tenancies to have the correct Eircode applied to the address of the property during registration or annual registration. For more information on Eircode requirements click here.
