The Residential Tenancies Board (RTB) is inviting landlords in Limerick to take part in its voluntary landlord accreditation scheme this May. The RTB will host a free one-day accreditation course for landlords on Saturday, 11 May, in the Savoy Hotel, Limerick.
Following the designation of a new Rent Pressure Zone in Limerick City East, landlords letting properties in this area are now subject to Rent Pressure Zone rules. Rent Pressure Zones are areas where rent cannot be increased by more than 4% per annum. Rent Pressure Zone measures apply to new and existing tenancies.
The RTB is encouraging affected landlords to attend the seminar where they can gain a comprehensive understanding of their rights and responsibilities, as well as information on; best practice in managing tenancies from beginning to end, dispute prevention, and information on rent setting and rent reviews in a Rent Pressure Zone.
Commenting on the benefits of the scheme Ms Caren Gallagher, Head of Communications and Research with the RTB said;
“We recognise the invaluable role landlords have in providing homes for people across the country. We also recognise that the legal framework governing the rental sector is complex and continually evolving. It can be difficult for landlords to manage tenancies and keep up to date with the policy and legislative changes in the sector.
Our Accredited Landlord scheme will be allow participating landlords to set themselves apart in the rental sector and be recognised as professionals providing a high-quality, necessary, service. Accredited landlords will also be better informed and more confident in their ability to apply and adhere to the regulations under which they must operate.”
Ms Gallagher continued;
“The RTB is a resource to both landlords and tenants. We believe that education and the provision of accurate information is the best way to prevent disputes, however, should one arise we are a fair and impartial body that can offer help.”
The accreditation course will take place from 10:00am to 5:00pm and content will include:
- Pre-tenancy guidance
- How to manage a tenancy throughout from beginning to end
- Rights and responsibilities – landlord and tenant
- Dispute prevention and what to do if things go wrong
- Minimum standards – how to ensure your property is compliant with the minimum standards
- How to end a tenancy – information on how to correctly serve notice and what reasons can be relied upon
Since launching in September 2018 over 100 landlords have participated in the course and received accreditation. Participant’s accreditation will be subject to a short assessment at the end of the course. Once awarded, accreditation is valid for two years.
